Once you book, please respond, ” I agree to the terms and conditions of this agreement.” Door code and house instructions will not be sent unless this is done.

1. [Pre-Arrival Guest Registration]
Guest must send a picture of their photo ID to the host via Airbnb Messages along with the age of all additional guests up to 48 hours of checkin. We recommend doing this ASAP so that you don’t forget. If you need extra time, please let us know. Failure to do so may lead cancellation of the booking.

2. [Check-In / Check-Out Time]
Check-in is 5:00PM EST, and Check-out is 10:00AM EST.
—Early Check-In/ Late Check-Out Requests—
We are unable to guarantee early check-in / late check-out requests, but will try our best to accommodate.

—Check-Out Time—
Failure to checkout at 10:00AM EST may prevent our housekeeping team from preparing the home for the next guest. If for any reason you are running late, please send us a message ASAP via Airbnb Messages to minimize the chance of incurring a late check-out fine. Otherwise, failure to check out by 10:00AM will result in a fine of $2/minute plus (1) the cost of ad-hoc cleaning services, and (2) the cost of having to cancel the next guest’s reservation, should the late departure cause the home to not be ready for the next guest by 5:00PM. We have never had to impose such a fine – please just communicate with us!
All approvals for early check-in and late check-out must be given by the host to the guest in writing, via Airbnb Messages, to be considered approved and valid. Special arrangements for early check-in and late check-out will never be approved through outside communication.

3. [Cancellations and Booking Modifications]
—Cancellations—
PLEASE purchase the Travel insurance offered through Airbnb as it will allow you to recoup costs if you cancel due to an illness, flight delays, etc. We are unable to grant exceptions to our cancellation policy as we are responsible for property expenses even if you cancel your reservation, or fail to show up for your reservation. Once the free cancellation period has passed, we trust our guests to abide by the cancellation policies under which they booked. The cancellation fees paid to us help us cover property costs. Please do not ask us for exceptions to this cancellation policy – it puts us in a very difficult position. We encourage all guests to purchase Trip Insurance and Travel Insurance through Airbnb to cover any costs, should you be unable to attend the reservation.

—Booking Modifications—
Should guest decide to modify the checkin or checkout dates, guest agrees to honor the cancellation policy that would have applied at the time of the modification. All modifications are subject to host approval cannot be guaranteed.

4. [Age Limit]
Guest must be 18 or older to book this home.

5. [Check-In Procedures]
You will be provided with an access code 2 days prior to checkin. You have to have completed the “Pre-Arrival Guest Registration” and have messaged the host ” I agree to the House Rules and have communicated these rules to all guests included in this reservation.”

6. [Parking]
The front of the home has parking available for up to 5 cars. Street parking is not allowed. Guests may not block the street at any time.

7. [Health & Safety]
—No Smoking —
This home is smoke-free and cannabis-free (including edibles / drinkables). By booking this Airbnb, guests agree to the following schedule of fines:
(1) A minimum fine of $500+ (for smoke extraction, odor extraction, and professional carpet cleaning) and any additional costs for removal of smoke odor from the curtains, cleaning upholstered furniture, and replacing any items that have been damaged due to cigarette burns.

— No Candles / No Fire —
For safety reasons, guests are not allowed to bring candles, birthday candles, lighters, matches, or any items that are intended for burning or to burn objects, etc . . . into this space. The use of these items within this home are strictly prohibited.
Use of the outdoor firepit is excluded from this restriction.

— No Mylar Products —
For safety reasons, guests may not bring mylar products (e.g. mylar balloons, glitter, mylar / metallic ribbons, etc…). These items conduct electricity, are a fire hazard, and are strictly prohibited.

— No Color-Staining Items –
Guests are not allowed to bring color-staining items into the home, including but not limited to permanent markers (any colors), colored bath bombs (only completely colorless bath bombs are allowed), bleach, clothing dyes (any color), hair dye (any color). Red wine is allowed but guest agrees to using caution.

— Decks —
For safety reasons, guests are not allowed to move furniture at all, including from inside the unit to the decks. For safety reasons, guests also agree to not climb on the deck railing, sit or lean on the railing, or behave in any way on the decks that compromises guest safety.

— Deck Doors —
For safety reasons, guests agree to never vacate the premises while leaving the deck doors open or unlocked. Leaving the deck doors open may result in (1) animals, insects, and debris entering the home (2) damage to the home from weather, (3) strangers entering the home, and (4) other risks that may compromise guest safety, theft, or damage to the home.
Guests found to be in violation of this House Rule will incur a minimum charge of $150 to cover the costs of additional cleaning, and the full costs of any other related damages.

— No Weapons —
Guests are not permitted to bring any weapons of any kind into this home. This is an Airbnb rule and cannot be compromised on.

8. [Pets]
Guests are allowed to bring up to 2 dogs (not other types of pets are allowed) weighing less than 40 lbs each. Dogs must be placed in dog crates when guests leave the premise during the stay. $150 pet fee is to be paid for each dog. Airbnb allows us to collect the fee for the first dog at the time of booking. The fee for the second dog is to be paid via the “Send or Request Money” function on Airbnb.
Guests must clean up all waste or a fee of $35 per pile shall be charged. Pets shall not be allowed to roam outside unsupervised as there are other animals in the vicinity who may harm your beloved pet.
A minimum fine of $300+ (for upholstery and professional carpet cleaning) to replace any items that have been damaged by the pet.

9. [Neighborhood Rules]
Our home is in a small community of wonderful people, many of whom are retirees. Guest shall abide by the neighborhood rules: 18 mph speed limit; no littering; no loud music or disturbances, no trespassing; no fireworks. Hews Circle is a one-way street therefore please obey road signs to avoid accidents. Quiet hours between 10PM and 7AM.

10. [Amenities]
— Towels & Toiletries —
We provide 1 set of towels per stay, per booked guest, per stay (e.g. 1 bath towel, 1 hand towel, 1 wash cloths for each guest, multiple makeup towels). We usually leave extra towels in the laundry room, but please let us know if you would like additional towels during your stay, and we will try our best to accommodate!

We also provide shampoo, conditioner, body wash, hand soap, and lotion.

— Kitchen Appliances & Kitchenware —
This home has a fully-stocked kitchen. Exact items may vary, but in general, will include cookware (pots and pans), cooking utensils (spatula, cooking spoon, etc…), flatware (forks, knives, spoons), drinkware (cups, glasses), dishware (plates, etc…), spices, olive oil and vinegar, coffee, and appliances (6-burner gas stove, fridge, microwave, coffee maker, toaster, waffle maker, instant-pot, air-fryer, crock pot). Please note that the availability of all kitchen items and appliances are subject to change due to reasons outside of our control (previous guest damage, malfunction, theft, etc…), and that replacements may not be readily available during your stay due to the time required for repairs and replacements through our vendors. Unavailability of kitchen appliances (e.g. stove, fridge, microwave, coffee maker, toaster, waffle maker, instant-pot, air-fryer, etc.) during all or part of a stay will not be grounds for any refunds.

—Furniture, Fixtures, and Decorative Items—
Please do not move, rearrange, or remove furniture, fixtures, decorative items, or any other items in the home. All costs associated with replacing any missing or damaged items will be the financial responsibility of the guests.

11. [Visitors / Additional Guests / Maximum Capacity]
—Visitors—
No parties or gatherings of any kind. Any non-overnight visitors who are not registered as part of the reservation, in excess of 20 people (adults and children but not infants), will be considered a gathering and a party, and is considered a violation of our House Rules and Policies.
If you are inviting a personal chef or any other service provider, please let us know.
At no time, may there be more than 20 persons total in the home (in addition to service providers). Failure to follow this rule will result in immediate cancellation of the reservation without refund. If you do not leave the property, our security team to escort you off the property and an additional $250 fine will be applied. Please do not put us in a position where we have to take this measure.

—Additional Guests—
All reservations include up to 20 adult guests. There is a maximum capacity of 20 individuals (children or adults) allowed to stay overnight in this Airbnb. Up to 2 infants are allowed in excess of the 20 adults and children. By booking this home, guests acknowledge that unregistered overnight guests (children or adults) are a violation of House Rules, and agree to pay $100/night/person fee.

12. [TRASH]
All trash must be left in the bear proof trash can outside the home. Please do not leave any food or trash on the decks in the backyard. Extra trash bags are available in the kitchen, in the drawer above the trash cabinet. Should you need additional bags, let us know. We are in the mountains and therefore we have to keep trash out of reach from wildlife. Note that the large brown trash bin across the street is owned by the neighbor and is not available to our guests.

12. [Off-premise Areas]
The owner’s closets in the loft and the basement along with the utility room in the basement are 3 areas that are not available to guests. Tampering with the locks will result in a $250 fine plus replacement cost of items inside the closets.

13. [Cameras and Noise Monitoring]
We have 2 cameras on the front of the home (on the front door and in the mudroom) that are monitored by our team. We also have a noise monitoring system (Minut) inside the home. The cameras record both audio and video. Minut does NOT record conversations; it simply alerts us if the noise level exceeds the threshold. The host is unable to hear any conversations through Minut or any other device.
